THE STEPS THAT NEED TO BE TAKEN, IN ORDER TO ACQUIRE A LAND TITLE.

 

1)       You (the buyer) must appoint a lawyer as a representative. Have in mind the lawyer's expenses. You can do most of the things yourself or you can appoint a lawyer to do almost everything for you. If you have problems finding one, I can provide you with a list of reputable lawyers, who work on such issues.

2)       You or your lawyer must verify my titles with the Registry of Mortgages (the Greek State Authority, where all titles are kept). Copies of my titles and official maps can be given on demand.

3)       Once the verification is done, you must apply for a Tax Registry Number from the Greek Inland Revenue Service (the latter is obligatory for the procedure to be continued).

4)       You (the buyer) are obligated to pay to the Inland Revenue Service the Transfer Tax, which is 11% of the contract amount. This must be done after a pre-contract but prior to the signing of the final contract between you and me (the seller). (The payment of the tax, produces the obligation for you to have Tax Registry Number.)

5)       Signing the final contract in the presence of the Public Notary (the State Official). This is the moment you pay the value of the land. You also pay 1,5% of the contract amount to the Public Notary.

6)       The contract must be given at the Registry of Mortgages to close the process of the land acquiring.

7)       Once you have done the above, you can start the process of constructing a house. This is where I can be most valuable to you by introducing you to the most excellent Civil Engineer. Do not forget, you can have constructed anything you want, up to the 200 square meters. The engineer can run the whole process for you until the moment you get the key of your new house!

 

PS: Do not forget, if you are a EU national, there are no restrictions to acquire land and house in this part of Greece.
